Orpheus Valley has a total built-up area of 28,000 square meters. The investment in the development is more than 20 million Euros. The Development is planned as a gated village, which covers an area of 15,400 square meters in the heart of the mountains. Almost 1/3 of the complex is covered by parks and leisure facilities.

Payment Plans and Mortgage

Orpheus Valley Ski & Spa offers a large range of apartments – low budget ones and larger ones too. Every owner can estimate the benefits of acquiring a specific suite. Considering the developer is offering long-term unconditionally guaranteed rental income of 22, 5% for 5 years, one can easily spot the outstanding benefits of this no-risk investment. How the owner uses the rental income funds is a matter of choice, but here are two of them – financing another property investment or paying back the mortgage.

Mortgages are available to UK buyers wanting to invest in the Bulgarian property market and more recently ‘buy to let’ mortgages have also become available. The availability of the new ‘buy to let’ mortgages open up the market to the many UK buyers who previously wanted to invest in ‘buy to let’ properties but were restricted by lack of funding. Unlike the previous mortgages available which were based on annual income and featured fairly restrictive terms, the ‘buy to let’ mortgage is based solely on the value of the Bulgarian property and its rental potential.

The mortgage rate is around 6% variable and the loan value available is 30%-70%, with a maximum loan value of 200,000 euros. All mortgages are full repayment types and the loan period is between a minimum of 5 and a maximum of 20 years. Applicants must be at least 21 years of age on mortgage commencement and no more than 70 years old on completion. After six months the client may apply for another mortgage with the total credit available being 300,000 euros.

About Pamporovo

Pamporovo is an alpine resort, nestling in the heart of the Rhodope Mountains. Winter is long and open and summer is cool and fresh. Pamporovo is situated at a distance of 260 km from the capital Sofia, 85 km from Plovdiv and 15 km from Smolyan. It stands 1650 above sea level, at the foot of the peak Snejanka (1,926 m).

The ski tracks of Pamporovo have all degrees of difficulty and a total length of 25 km. The lifts and the rope-lines have a capacity of 8,500 people per hour. The ski academy in Pamporovo is one of the best in Europe. Highly qualified instructors teach the beginners individually or in groups. There are steep tracks for the experienced skiers, such as special tracks and a rifle range for the fans of biathlon and ski sprint. Near to the ski tracks and the hotels are ski wardrobes. Pamporovo hosts international ski competitions. A 150 m long half pipe with 3 m high walls has been constructed, too.

Tourists can also visit the Momchilovtsi resort (17 km) and the ethnographical complex of Shiroka luka (10 km), and to the north is located the town of Chepelare.

Pamporovo welcomes the tourists all year round; it’s a wonderful place for a visit both in winter and in summer. The resort is set in the southern Rhodope Mountains at an altitude of 1,620 m above sea level. Pamporovo is 260 km away from Sofia and 85 km south of Plovdiv.

The winters in Pamporovo tend to be mild, but have around 150 days of snowfall and 120 sunny days during the winter from December to May.
